Did you know we are not a brokerage? And we’re not just a developer, either. We design, construct and manage the leases on all the buildings we own. The intimate knowledge of each facility allows us to provide a superior product and service to the client. We have constructed and currently manage over 2 million square feet and we’ve built hundreds of other build to suit or speculative projects. For maximum flexibility, we own nearly 500 acres of land in strategic areas throughout Ada and Canyon counties to meet the facility needs of our current or future clients.

At Van Auker Companies, we specialize in facilities for warehousing, distribution, food processing, high tech and R&D companies. These industries oftentimes experience rapid growth and changing needs; this creates many facility challenges. Because our clients can’t always predict how fast or how much they will grow, we remain exceptionally flexible with our leases. If a client is growing rapidly, we will find them larger quarters and re-write their lease as often as needed. If necessary, we will develop a new project specifically for that client. They may require larger or more complex facilities and, in most cases, the timeframes are extremely aggressive. Always future-focused, we anticipate trends well ahead of the curve, putting us in step with our client’s emerging needs.

By maintaining a small, efficient organization and our own in-house construction company, we keep a tight rein on project costs and schedules. The people you meet with during the initial discussion phase will be the same people you deal with during construction and after occupancy of the facility. Lease negotiations are handled in-house, saving time and hassle. Our financial resources allow us to respond immediately to our client’s needs without the need to consult investors, partners or financial institutions. Our principals are personally involved in every significant transaction. Key personnel are readily accessible enabling fast and thorough project reviews and quick decisions. Further, throughout our history, we’ve successfully weathered many economic cycles. The long-term owner/manager approach has given us experience and resources to stand in any economic market.
